Trapline entered the field of Low Income Tax Credit Housing in 2001 and has completed over 300 LIHTC units since then and has emerged as one of the leading tax credit developers in the State of Alaska.

Current Project:

 

Weeks Field Estates II: This is the second phase of a $60 million dollar Fairbanks Redevelopment project in which 272 units of outdated housing on 13 acres are being replaced with new housing. Phase II is 56 units and should be complete in spring 2011. See Weeks Field Site Plan

 

Lumen Park Senior Housing: This 20 unit senior project is located near the corner of Abbott Loop Road and Lake Otis Blvd. in south Anchorage. Construction is slated to start in August 2010 and be completed by April 2011. Rents will range from $400 and $900 per month. Units are restricted to seniors 55 and older who are making 60% or less of median income. This equates to incomes of $34,000 or less for a one person household and $39,000 or less for a two person household. Past Projects

 

 

Lumen Senior Apartments was an Anchorage project complted in the summer of 2011. It is a low income housing tax credit project catering to seniors making between 30% and 60% of median income. The general contractor was Neeser Construction and the architect was Lumen Design.

 

 

Raven Landing Senior Apartments Phase 1 was a 20 unit complex completed in 2011. The client was the Retirement Community of Fairbanks. This was the first piece of a senior campus. Phase 2 of the apartment housing is being completed in early 2012 and the third phase has just been awarded funding. The architect was BettisworthNorth and the general contractor was G2 Construction.
Weeks Field Estates I and II were a 74 unit and 56 unit downtown Fairbanks LIHTC projects that were completed in the fall of 2009 and spring of 2011. The architect was CB Bettisworth and the contractor was Criterion General and G2 Construction. This project was featured in the November 2009 edition of The Journal of Tax Credit Housing.
Birches II was a 28 unit senior housing project located in the Wasilla, Alaska. The architect was Cole and Thompson and the builder was Criterion General. The housing was completed in 2007.
 Aurora Vista was a scattered site USDA Rural Development rehabilitation project in Kenai, Alaska. There was an 8 unit development, 16 unit development and 24 unit development that were rehabilitated in 2006. The architect was Cole and Thompson and the contractor was Criterion General.
 In 2005, Trapline developed Creekwood Park in the Matanuska Susitna Borough. This 48 project targeted special needs tenants making 30% or less of median income. The architect was Cole and Thompson and the contractor was Criterion General.
 River Point Village was a 26 unit LIHTC project constructed along the Chena River in the Fairbanks North Star Borough in 2004. The architect was Cole and Thompson and the contractor was Criterion General.
 The Birches and Ridgecrest Park were both built in 2003. Ridgecrest was a 40 unit family development and Birches I was a 30 unit senior housing project located in Wasilla, Alaska. The architect was Cole and Thompson and the contractor was Criterion General.
 Creekside at Alyeska was completed in 2001 and represents Trapline's first tax credit development. It is located in Girdwood, Alaska, 40 miles South of Anchorage at the base of Mount Alyeska. It is a 30 unit family project designed by Cole and Thompson and built by Criterion General.
